AZORA WANTS TO DOMINATE ITALIAN LEISURE BUSINESS

Madrid-based European private equity real estate manager Azora has high hopes for the European leisure market and has been busy acquiring assets in anticipation of a big rebound in demand.

In July 2021, it acquired the 383-room Tivoli Marina Vilamoura resort and the 248-room Tivoli Carvoeiro resort in Portugal’s Algarve region through a sale and manage back transaction for €148 million (US$174 million), including a variable price, with Bangkok’s Minor International.

Then, in December, Azora acquired Bluserena SPA, the second largest resort operator in Italy, from the Maresca family. The acquisition was completed on behalf of Azora’s latest €1.8 billion (US$2.1 billion) pan-European hospitality fund, Azora European Hotel & Lodging, F.C.R., which becomes more than 55% deployed with the closing of this deal.

Bluserena operates 13 all-inclusive hotels with a total of 4,200 keys across Italy, including eight owned hotels representing 3,000 keys. The hotels, 11 in the 4-star category and two 5-stars, are spread across the main Italian tourist coastal destinations including Sardinia, Sicily, Apulia, Abruzzo, Piedmont and Calabria.

The transaction also includes the acquisition of the Bluserena operating platform, which will continue to be located in Pescara (Abruzzo), Italy. The transaction was the largest executed in the Italian hotel market in 2021, consolidating the Azora European Hotel & Lodging, F.C.R. as a market leader in Italy.Black Friday 2020

Azora is planning to spend €30 million (US$34 million) on the Bluserena properties as well as grow the company in Italy through new hotel acquisitions, leases and management contracts.

In total, Azora has raised capital in excess of €5 billion (US$5.7 billion) since its inception in 2003 and currently manages an asset portfolio of €4 billion with investments in Spain, Belgium, Portugal, Italy, Germany, the United Kingdom and Switzerland, among other countries. It has also entered the United States market.

As it becomes a force across Europe and after announcing the Bluserena deal, HOTELS reached out to Azora leadership to learn more about why it acquired the Italian resort operator. We talked to Javier Arus, partner and head of the hotels division at Azora, to get insights about the latest deal and more.

HOTELS: Where does potential lie in Italy? What further attracted Azora to the market?

Javier Arus: Italy is the third largest touristic market in Europe, and on top of its high international demand it also has a very large and resilient domestic leisure market. From an ownership and operator perspective, the Italian market is one of the most highly fragmented markets in Europe – there are not many hotel operators and many resorts are in the hands of families. These factors represent a clear opportunity to build a platform and help develop the presence of institutional investors in such an attractive market.

Azora had already gained presence in Italy though the 529-room Grand Palladium Sicilia Resort & Spa in Sicily, which it acquired when it took majority ownership in Grand Palladium Hotels & Resorts in 2019. We realized that on top of the strong and resilient domestic market there were opportunities to build on Italy’s international demand, too. As it is very labor intensive to gain a relevant presence in the Italian tourism market, due to its fragmentation, being exposed to this market via the significant Bluserena deal gives us a privileged position from which to continue building out our activities in Italy.

H: Will Bluserena grow via strict management in addition to acquisitions made by Azora?

JA: Today, Bluserena manages five hotels, which are owned by third parties. Our objective is to set management and lease contracts as the main growth driver of the company. This growth strategy will be reinforced by further acquisitions made by Azora which fit within Bluserena brand.

H: What are the growth expectations for Bluserena in the next three to five years? Is it strictly leisure or could it expand into urban and business properties?

JA: The objective is to double the size of the company in the next five years with focus on the Italian leisure market (sun and beach; mountain resorts).

H: Where does Bluserena need to improve its operations and what is the plan to address it? What are the biggest challenges for Bluserena?

JA: Bluserena is a successful company with a very long track record and a highly professional team. The company understands the Italian resort market very well and it has been consistently profitable even in very difficult seasons across 2020 and 2021. The biggest challenge for the company will be to develop a significant international demand and extend the season in some of its resorts, which have traditionally focused solely on attracting domestic tourists. In the past, Bluserena has not been present in the international distribution channels, focusing all its commercial efforts in the domestic market, but Azora will now be able to leverage its international expertise to the benefit of growing this brand.

H: What will be done to improve its distribution competitiveness versus more widely known properties and operators?

JA: In its segment (4 stars), Bluserena competes mostly against other Italian operators and family run properties. As of today, the presence of international brands is very limited in this segment of the market. Bluserena enjoys a very loyal customer base with more than 50% of the room nights generated by repeat/returning customers. As such, there are opportunities to increase the direct distribution of the company as well as to develop brand awareness in some regions in Italy and in other key countries in Europe.


WHY BRAZILIAN HOSPITALITY REAL ESTATE IS BOOMING

 Brazil has long been a target for real estate development and investments in the hospitality sector. Indeed, the country ranks 5th worldwide for quality of certified real estate assets and the hotel market is set to grow by 70 properties and 15,044 rooms in the next two to five years.

This boom is no coincidence. In recent years, the Brazilian government has been focused on sustainable economic growth based on private investment attraction through the country’s unprecedented market opening as well as through the facilitation of public-private partnerships and the lowering of barriers for international investment. Likewise, advantageous economic conditions, such as the favorable currency exchange rates, have also contributed to Brazil’s promising outlook in the real estate industry more broadly.

As a result, some of the world’s largest hotel chains – ranging from Hilton to Four Seasons Hotels and Resorts, Marriott International and Radisson Hotel Group – are all turning their attention to Brazil as a key area for business expansion.

Here’s what hospitality executives and investors need to know about Brazilian real estate heading into 2022:

An enhanced business environment is lowering barriers to investment: Over the past few years, Brazil has laid the foundation for a better business environment that is conducive to foreign direct investment (FDI) across a range of industries, including hospitality. These efforts have resulted in legislation reforms, reduction of bureaucratic red tape and the implementation of innovative business solutions to spur divestment in state-owned assets. For example, the “Incorpora Brasil” program will gradually liquidate the government’s real estate portfolio, worth approximately US$233.6 million, increasing the scale of real estate sales operations by offering investors large lots for development rather than individual properties through the “Federal Real Estate Investment Funds.”

Brazil’s real estate and tourism markets offer a wealth of long-term development opportunities, and the recent large concessions program has encouraged major airport operators to invest and enhance the country’s mobility infrastructure, a strategic pillar for hospitality. Furthermore, organizations promoting trade and investment in Brazil can assist investors by identifying advantageous opportunities.

Brazil has many opportunities for hotel investors to capitalize on: The current business environment and recently instated economic freedom agendas are attracting growing FDI to Brazil, and in 2021 (during which time I was the national secretary of investment attraction) the Ministry of Tourism launched the tourism investment portal. The portal serves as a collaborative platform to promote investments all over Brazil – as well as a marketplace to connect entrepreneurs and investors – that at its launch date already had about US$5 billion worth of registered projects in all regions of Brazil.

Additionally, currency exchange rates are favorable for foreign investors, making many prime assets affordable and providing the possibility to increase scale of investments and grow financial strength.

The outlook of Brazil’s real estate sector is on the rise: Against the backdrop of this enhanced legal environment and deep pipeline of investment opportunities, it’s no surprise that Brazil’s hospitality sector is expected to boom. The domestic market is thriving since Brazilians rediscovered many local destinations during the recent border closure and the currency exchange barrier to reach international destinations during the pandemic. Further, as sustainable investment grows in popularity, so too will the number of certified sustainable developments in Brazil: 641 buildings in the country are currently certified sustainable, with another 50 million square meters in the process of obtaining a LEED (Leadership in Energy and Environmental Design) seal. The sustainability agenda is being well received by local developers and customers.

In the public sector alone, the Brazilian government expects around US$18 billion in investments from the sale of federal properties by the end of 2022. Major sector entities such as BRAZTOA, ABAV and ABIH have also forecasted that 2022 revenue in the leisure hospitality sector will return to 2019 levels and business hospitality will reach about 75% of 2019 revenue levels. Some of the largest hospitality brands are capitalizing on this promising environment early – Hilton, for instance, doubled their presence in Brazil over the past five years and achieved a record-setting development year in 2020 – which is a trend we expect to continue in 2022.

In the year ahead, the Brazilian real estate market will offer lucrative opportunities for hospitality and real estate investors. Those interested in expanding their reach will find that Brazil is a hospitable large-scale market – one that is implementing updated legislation aimed to attract foreign investors and ease the business environment – and offers a positive business outlook. Brazil is no longer the country of the future – it is the market of today. We are open for business, and the entrepreneurs and investors that take their time to investigate the new Brazil will experience a wealth of opportunities.

Bai Tu Long – bewitching untouched bay in northern Viet Nam

Visitors to Ha Long Bay, a natural wonder home to over 1,000 islets, will be amazed at Bai Tu Long, which is a charming bay with smooth sandbars, clear water, historical relics and countless specialties



Located in Tonkin Gulf in the northeast of Viet Nam, Bai Tu Long Bay covers the waters of Ha Long and Cam Pha cities, and the island district of Van Don in Quang Ninh Province. It includes hundreds of islets of all sizes, many big enough for habitation.
Bai Tu Long Bay is home to many traces of Ha Long Culture that dates back thousands of years.
It features limestone and schist islets – a result of geological formations lasting over 300 million years. Famous islets include Bai Tho, Con Coc, Tien Ong, Con Rua, Dam Oan, Mat Quy, and Con Co. Some outstanding caverns there are Thien Canh Son Carven, Tam Cung Cavern and Me Cung Cavern.
The bay also harbours beautiful beaches such as Con Co, Van Don, Quan Lan, Minh Chau and Co To.
Quan Lan Island is a must-visit destination for tourists to Bai Tu Long. It is suitable for adventurers as well as those who love simple and romantic experiences thanks to the harmony of sea, forest, culture and architecture.
Visitors can also tour the fishing village on Minh Chau Island or Cai Lang – the oldest village there.
Thong Thien Cave, Phat Co Island, and Ban Sen Island are among other destinations tourists should have a look at. Sailing to explore submerged forests or swimming in the clear water of Uyen Uong beach are recommended experiences.
Additionally, vacationers can visit Cua Ong Temple and Van Hoa Port or walk through forests to experience the hospitality of ethnic Tay, Red Dao and San Diu people in their villages across Bai Tu Long Bay.

Vietnam travel: Mu Cang Chai, astonishing destination for tourism

The magnificent scenery and breathtaking beauty of Khau Pha mountain pass or Mo fall and the delightful flavour of Can wine in the mountainous district of Mu Cang Chai in Yen Bai northern province may make it one of the most exquisite sites in the nation. 
Located to the west of Yen Bai and some 1,000 meters above sea level, it is an inspirational destination for tourists, researchers and photographers.



Mu Cang Chai features enchanting scenery and gracious people whose way of life is so startlingly different than most in our world; it is endearing and lovely to visit such a beautiful, majestic landscape with kind people.
The place is well known for awe-inspiring terraced fields which have drawn domestic and international tourists. The fields are visible from virtually everywhere in the district, covering an area of over 2,200ha. The 500ha of fields surrounding the villages in Che Cu Na, La Pan Tan and De Xu Phinh communes were recognised as national heritage sites in 2007 by the Ministry of Culture, Sport and Tourism.
The district is also home to the mighty Pung Luong peak, the second highest peak of the Indochina roof, and the 32km long Khau Pha mountain pass, one of the four most renowned passes in Viet Nam. Meanwhile the Mo Waterfall, which is 3,000-metre high, is described as being as smooth as a lady’s hair.
Mu Cang Chai is famous for its rich traditional cultural art values such as its traditional dances, dishes and Sai San festival with H’Mong couples. The district is among a few areas where local cuisine, festivals and songs and dances are kept almost unchanged through the years. 
Provincial authorities have introduced active and effective measures with the aim of bolstering the local tourism sector.
According to Tran Quang Vinh, Deputy Director of the Yen Bai province investment consultation and promotion centre, provincial authorities are calling for investors to develop local tourism and services, including consolidating infrastructure and service development.
The province is focusing on synchronously implementing policies of investment climate improvement and enterprise support through the action programme on improving the locality’s ranking on the competitive index (PCI).
